Purpose of Position :
To provide physical plant operation/coordination services for the modern and historic buildings of Huronia Historical Parks at the Sainte Marie among the Hurons and Discovery Harbour heritage tourist attractions including: electrical, plumbing, HVAC, security, environmental and life safety systems.
Duties / Responsibilities :
Under the direction of the Manager, Maintenance Services, job requires:
1. Planning and coordinating a system for ensuring regular inspection, maintenance and repairs of the various building systems in modern and historic public buildings and grounds including but not limited to: building automation, mechanical, electrical, water, sewage, cross connection control, security cameras, proximity reader access system, intrusion detection system, natural gas, propane and electric HVAC systems, and make up air units. Participate in the inspection, maintenance and testing of all automatic and/or manual life safety systems. Determining work methods and daily preventative maintenance plans in accordance with government codes and by-laws, Ontarians with Disability Act, Ontario Building Code, Electrical Safety Authority, Ontario Fire Code, Technical Safety and Standards Authority, visitor and school children safety and conservation/heritage standards. Planning and prioritizing work; advising Manager of new and/or revised codes relating to life safety, building code, electrical code, and environmental legislation. Ensuring that all related work and activities are performed in accordance with the Occupational Health and Safety Act.
2. Performing electronic services including minor repairs and/or maintenance to: museum show equipment, humidification equipment, AV equipment, slide shows, digital instrumentation, and lighting. Assisting the maintenance team with the performance of basic plumbing and electrical, washroom repairs, waste removal, housekeeping and general maintenance. Operating vehicles/equipment such as tractors, trucks, ATV's, and snow blowers and coordinating fleet vehicle servicing. Opening buildings and operating security monitoring equipment as required.
3. Coordinating and monitoring pest control services. Coordinating, monitoring and acting as liaison for security services contracts, maintaining records and providing orientation training to new security companies/guards.
4. Acting as liaison with ORC/CBRE and the contracted supplier of services, resolving deficiencies, ensuring scheduled maintenance is complete. Ensuring ORC work is accurate and complete according to the approved Charters. Coordinating ORC work to ensure HHP program areas and partner businesses are unaffected. Represent HHP at ORC accommodation meetings.
5. Liaising with and providing advice and technical direction to summer maintenance students and trade contractors. Act as main point of contact with licensed partners for repairs to Ministry equipment (i.e. restaurant equipment) and to ensure all pre-established maintenance standards and work plans are met related to the partner facilities in accordance with license agreements. Ensuring effective coordination of all capital and regular maintenance projects by attending site meetings and scheduling work in accordance with HHP programs and partner businesses.
6. Performing additional duties including, but not limited to: writing or updating manuals, preparing and updating plans for response to and recovery from emergency and disaster conditions as pertaining to building plant operations, analyzing building conditions, assigned building management resources and preparing reports setting forth recommendations, developing the scope of work for Request for Quotations (RFQs), Request for Proposals (RFPs) and Request for Tenders (RFTs) related to maintenance projects, working with Manager of Public and Education Programs on archaeological mapping, preparing documentation to obtain class A and B environmental assessments, Ministry of Natural Resources work permits and building permits, maintaining records/plans/drawings and work performed. (Eg. Maintenance records) associated with building systems, vehicle servicing, keys, meter readings, etc.
7. Purchasing goods using Ministry purchasing card and/or petty cash, providing delivery and pick up services as required. Maintaining records and reconciling purchases according to Ministry guidelines. Monitoring operational systems budget expenditures and payments.
8. Participating as a member of the “on-call” maintenance team to ensure effective urgent, alarm and/or emergency coverage outside of regularly scheduled work hours, weekends or when the site is closed for all Huronia Historical Parks' buildings, grounds, facilities, vehicles and vessels as needed to meet operational requirements. This position may also require occasional weekend or evening work to coordinate set up and take down of building areas, equipment and furniture for special events. Attending and participating in meetings and training as required. Travel between the sites will be required.
9. The Manager has the right to assign additional responsibilities.
Staffing and Licencing :
Valid Class “G” Driver's License
Knowledge :
Job requires knowledge of relevant legislation, by-laws and codes (i.e. Ontarians with Disability Act, Ontario Building Code, Electrical Safety Authority, Ontario Fire Code, Technical Safety and Standards Authority, life safety, environmental legislation, Occupational Health and Safety Act) in order to ensure the safety and compliance of structures and to aid in determining work methods. Job requires knowledge of maintenance practices and services relating to digital and traditional instrumentation, maintenance of physical plant systems, maintenance related products, equipment, material, methods and industry trends. Knowledge of current information technology, systems and applications utilized within a maintenance environment. Job requires ability to interpret blueprints/plans as related to building systems and structures. Job requires working knowledge of and aptitude for electronic and electrical systems to troubleshoot and perform minor repairs to Audio Visual equipment, museum shows, exhibits/displays, etc. Job requires knowledge of various maintenance trades to perform basic plumbing and electrical repairs and assist maintenance team as required with general maintenance tasks. Job requires knowledge of requirements and process to obtain various permits and assessments associated with construction work.
Skills :
Job requires strong written communication skills, computer literacy and working knowledge of Microsoft Office (Word, Excel, Outlook) to prepare and update manuals and reports, write scope of work for maintenance projects, and compose routine correspondence/e-mails. Job requires oral communication and interpersonal skills to represent HHP at meetings with ORC, site meetings and various contractors. Organizational skills are required to schedule multiple projects without disruption to business, prioritize work demands and to maintain various records for the organization related to the buildings, properties and systems. Analytical skills are needed to develop clear, concise scope of work and anticipate potential issues with same as well as problem-solving and making recommendations to the Manager related to building systems, maintenance programs, etc. Job requires a valid class G driver's license to pick up supplies, take vehicles for servicing, travel between the sites, attend various meetings, etc.; ability to safely operate other maintenance equipment such as ATVs, snow removal equipment, tractors, etc. is required.
Freedom of Action :
Work is performed under the direction of the Manager, Maintenance Services and in accordance with government codes, regulations and guidelines, and HHP established practices and procedures. Job requires selecting work methods in accordance with relevant legislation, codes, guidelines, etc. Job requires making recommendations to the Manager, Maintenance Services on matters related to building systems, life safety and security. Job requires sensitivity to the tourist attractions' “visitor first philosophy” and modifying some work activities accordingly. Work is subject to review or monitoring by Manager for progress and results.
