Purpose of Position :

Within the framework of transition phase of redevelopment planning for Ontario Place Corporation (OPC):

• To provide maintenance and repair of plumbing, heating, air-conditioning, ventilation services to the OPC facilities water and sewage systems, and irrigation stations.

Duties / Responsibilities :

• Reporting to Manager, Marina and Site Services , the position:
• Maintains and services OPC buildings (both closed and functioning buildings including 5 pods , marina, sewage and irrigation stations, shops areas, Administration and Maintenance Buildings, Atlantis etc.), by performing work related to air-conditioning, ventilation, heating, and plumbing components (e.g. sewage pumps, main valves, drains, hot water tanks and boilers systems, exhaust, pipes, sewers, OPC grounds irrigation stations);

• Checks, tests and services mechanical equipment by cleaning, oiling, greasing, replacing worn/broken parts (e.g. filters, belts, bearing, shafts for water/sewage system pumps, valves, drains, hoses, sinks, toilets, water hook ups, automatic controls and gauges) and by investigating leaks, floods, main water lines, fire hydrants, gas
ovens and heaters to ensure equipment is working order; all problems out of maintenance mechanic's job description scope are referred to Maintenance Electrician Foreman/Manager, Marina and Site Services to determine course of action, e.g. outsourcing to licensed plumber.

• Maintains and services motorized mechanical vehicles (e.g. golf carts, forklift, trailers, trucks, gators), hydraulic equipment (e.g. press and building lift equipment);

• Builds, repairs and fabricates metal items (e.g. dock connections, railings, fences, frames) to support existing structures for sewage pits, pipes, and building water mains;

• Operates hand, power, diagnostic and technical tools (e.g. wrenches, pliers, hammers, drills, impact gun, saws, torches, gas/oxygen meters) equipment (e.g. forklift, hoist, mark lift) to inspect, diagnose, test for defects and to perform maintenance, repairs and simple modifications;

• Logs and completes inspection reports outlining maintenance and/or repairs made, listing applicable parts used to ensure adherence to safety standards and requirements. Informs Foreman and/or Manager of repair schedule for all work performed;

• Reviews drawings, schematics and specifications in order to carry out simple diagnostic functions and to perform simple repairs/modifications; more complex work is referred to Foreman/Manager for course of action

• Provides general labour/technical assistance to support events/activities and to support other departments and trades staff (e.g. electricians, carpenters, I &IT) in the performance of their work duties;

• Other duties as assigned.

Staffing and Licensing :

ABS certificate, Valid Ontario Class G Driver's License

Knowledge :

Job requires:

• Knowledge of relevant legislation, municipal bylaws and codes, provincial building codes, in order to ensure the safety and integrity of Installations, and to prevent injuries and to aid in determining work methods.

• Knowledge of plumbing and heating/air conditioning systems In order to perform repairs and maintenance. Any problem, repair or maintenance that cannot be performed in-house or resolved internally (e.g. part replacement) is referred to Foreman/Manager to determine course of action, e.g. outsource service.

• Knowledge of safety procedures and operations on the use of hand and powered, tools (e.g. air guns, power wrenches, blow torches, drills, grinders) to diagnose and perform maintenance and repairs.

• Knowledge of safety procedures and operational use and handling of hand, powered, diagnostic and technical tools, equipment (e.g. air guns, power wrenches, torches, drills, grinders, shop equipment) and motorized vehicles (e.g. mark lift, forklift) to diagnose problems and perform repairs.

• Knowledge of computerized systems relating to the monitoring of automated systems for mechanical and electrical equipment, electronic locking systems, building environmental controls and security monitors. Any issues/problems/repairs that are out of scope, i.e. require an HVAC specialist/mechanic are referred to Foreman/Manager to determine course of action, e.g. outsource service.

• Knowledge of Workplace Hazardous Materials Information System (WHMIS), Occupational Health and Safety Act (OHSA) for proper equipment operation/utilization and to maintain the safety and security of the work area and staff.

• Knowledge of procedures for handling and disposal of hazardous waste including oil heating equipment, boilers, and sewage and water plant operations.

• Knowledge of the techniques, equipment and tools required to conduct repairs (e.g. lift belt and gear, reducers, water pumps, dial indicators and callipers, micrometers, torque wrenches) to determine the proper methods of problem diagnosis and establish service requirements.

• Knowledge of drawings, schematics and specification diagrams to assist in performing maintenance and repairs.

Skills :

Jobs Requires:

• Ability to diagnose, test and inspect mechanical, air-conditioning and heating systems/equipment and to perform regular maintenance on sewage pits. Any complex plumbing problems/repairs (e.g. repair pumps and pipes) that are out of scope of maintenance mechanic position i.e. requiring a licensed plumber, are referred to the Foreman/Manager to determine course of action, e.g. outsource service.

• Ability to identify cause of equipment malfunction and methods of repair (e.g. investigating refrigeration line leaks) and determining whether to repair by sectional replacement or by soldering.

• Oral and interpersonal communication skills to inform Foreman/Manager on the progress, length of time and requirements for preforming work and to provide detailed technical explanations in plain language terms.

• Written communication skills to complete inspection reports and write and maintain repair logs. Analytical and problem solving skills to assess and solve practical problems.

• Planning, organizational, prioritization and time management skills to identify, plan, organize and complete the sequential steps necessary to investigate, inspect, and evaluate problems and to perform the necessary service requirements to complete required work within timelines.

• Ability to select required tools to be used when performing semi-skilled duties (e.g. dismantling and reassembling equipment) and to safely handle and operate hand, powered, diagnostic and technical tools, equipment and motorized vehicles adhering to safety procedures and operations.

• Ability to work independently and as part of a team.

• Mathematical skills to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals including calculation ratios to breakdown components. Ability to read and use a tape measure both standard and metric

• Ability to interpret sketches, specifications and drawings for use to assess and determine methodology and complexity of work process.

• Ability to acquire: Confined Space Entry Certification, Forklift licence, High lift licence, Hoisting and Rigging Certificate, Concrete Cutting Tools Safe Operator Certificate

Freedom of Action :

• Position exercises some independence in determining the complexity of work required, assessing safety risk associated with performing work and flags for the Foreman/Manager; that the work requires a licensed specialist or trades person, i.e. is outside of scope of maintenance mechanic role. Position exercises some independence in determining safety procedures regulations, guidelines, codes, policies to follow to perform the work. Foreman/Manager is kept informed, reviews, monitors and assesses work progress and quality and final results.

• Position exercises independence in determining the safe handling of batteries, fuel, painting products, and chemicals (e.g. paint thinners, oils, glue, chlorine, hard degreasers, bio-degradable products, etc.) and safe disposal of hazardous materials.

• Position exercised independence in the selection and operation of hand, power, diagnostic and technical tools and motorized vehicles, and equipment required to perform work and handling and to ensure the usage is appropriate and safe and in accordance with safety policies, procedures, and practices.
